The Role of the Project/Capex Manager – Hotel Renovation
We are seeking a highly organized and experienced Project / Capex Manager to lead hotel renovation projects ranging from $1 to 15 million in value. The ideal candidate will have a strong background in construction management, hospitality renovations, budget oversight and Capex budget, and will be responsible for overseeing all aspects of project execution—from pre-construction through close-out.
Key Functions
Project Planning & Scheduling
Develop and manage comprehensive project schedules and work plans.
Coordinate with architects, engineers, contractors, and vendors.
Ensure projects meet deadlines, budgets, and quality standards.
Budget & Cost Control
Develop and track project budgets (hard and soft costs).
Review and approve contractor pay applications and change orders.
Perform cost forecasting and risk mitigation.
Team & Stakeholder Coordination
Lead cross-functional project teams including owners, designers, and consultants.
Act as the primary point of contact for owners, operators, and hotel staff.
Facilitate regular project meetings and provide clear status updates.
Quality Assurance & Safety
Ensure compliance with company standards, building codes, and safety regulations.
Monitor construction quality and provide direction on corrective actions.
Procurement & Contracting
Participate in contractor bidding and selection processes.
Manage vendor contracts, scopes of work, and performance.
Reporting & Documentation
Maintain accurate project documentation including RFIs, submittals, and logs.
Prepare weekly and monthly reports for stakeholders.
Project Close-Out
Oversee punch list completion, occupancy permits, and handover to hotel operations.
Conduct post-project reviews and lessons learned.
Qualifications
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
Minimum 5+ years of experience managing construction or renovation projects; hospitality experience preferred.
Proven track record with hotel renovation projects between $1M–$15M.
Strong knowledge of construction methods, design processes, permitting, and building systems.
Proficiency in project management software (e.g., MS Project, Procore, Smartsheet, Bluebeam).
Excellent communication, leadership, and problem-solving skills.
Ability to travel to project sites as required.
Preferred
PMP certification or equivalent project management training.
Familiarity with hotel brand standards (e.g., Four Seasons ,Marriott, Hilton).
Experience working with general contractors and subcontractors in active hotel environments.
Working Conditions
Mix of office and on-site work; may include occasional night or weekend hours to accommodate project timelines or hotel operations.
Travel to project site required (domestic).
